Re: Heating a small villa
Thanks for the help. Shuggie, does the €1400 include installation? No, I'm going to install it myself. Not a complicated job if you know what you are doing. The burner itself was just over €1000 and then all the chimney bits where another €400. Shuggie, do you have a chimney already in your place t...

Re: Notary / Land Registry
Top tip from me is to negotiate (NOW, rather than near completion when you could be stuck with no other option) with your Spanish bank that there will be a fixed fee (not a percentage!) for the issuing of a banker's draft to pay for the flat. Otherwise this could amount to 1%, when it should be a sm...

Re: Notary / Land Registry
Interesting. This says reckon on about 1%. http://www.spanishpropertyinsight.com/buying-property-in-spain/costs/ The info you've found seems to suggest a lower rate. The figures quoted (oddly?) seem to be per 1000, rather than per 100 (per cent %), on a sliding scale depending on the property's value.

Re: Where on the island can I purchase solar panels etc
Yes, it's a wacky government policy. I'm optimistic that the economics of renewable energy will eventually overcome even this government-utility company cronyism. There's some really exciting stuff coming in terms of energy storage, along with the ever decreasing cost of solar panels: https://en.wik...

Re: Me-1 expansion
There was (is?) a plan to build giant roundabouts this all the way along the Me1 - to Ciutadella. Mahon to Alaior is the first phase. It looks as if the section to Alaior is already committed and the damage is done, but hopefully the plans will be scaled back to some sort of compromise. It seems suc...

Re: Where on the island can I purchase solar panels etc
Hi Not sure if you're aware, but there is a possibility that the Spanish government will introduce a tax on PV (photovoltaic / electricity-generating) solar panels in the near future. This will make solar panels less economically viable when compared to grid electricity from the politically-influent...

Re: Buying in ciutedella
If you don't get a recommendation for a lawyer in Ciutadella, then from my experience (I bought a place in Ciutadella last year), I would say it's easy enough to use a lawyer based in Mahon even in buying in Ciutadella. There are a couple that have been recommended on this forums: Belen Segui, and T...

Re: La cédula de habitabilidad?
Again, really: get a lawyer! I would advise you to request that the seller provides you with a habitation certificate as a condition of the sale, or if you don't want to delay the deal, write into the agreement when you pay the deposit that you will withould some payment (a few thousand euros) until...

Re: Furniture painting - any recommendations?
The charity shops paint up old furniture for resale. I imagine they might agree to paint yours for a fee.

Re: Noisy neighbours. Loud music close by most days. Any red
Difficult situation. Are the full-time residents or on holiday? What is the situation: flats, terraced houses, detached houses? To me, best option would be first to explain to the perpetrators that it is disturbing you (in the politest possible way) then if not stopped, take it up with the officials...
